Today, while at a new construction (not my listing), I shut a bedroom door to see make sure the paint was in the same condition as the rest of the room. I was shocked to see a tail. Honestly, I probably made some noise that would be very close to a screech! Yikes!

My first thought was a snake. Okay. I hate snakes. Why is for another blog...

Another Realtor was with me and she asked if it was a snake. (She was as freaked out as me!) We both jumped as we looked behind the door again only to see a dead (very long dead) lizard. He did not die of starvation! There were lady bugs, spiders and the like making a residence of this lovely home that was a new construction. A brand new house that did not even have appliances yet, but obviously had been finished a while.

Times are hard for many builders I know personally. So, here are the questions I am posing: Is it unethical to suggest a deep cleaning (removal of the lizard, dead bugs, living bugs, and spider webs) to the listing agent? Would it be crossing a line to suggest a company who specializes in this type cleaning to that agent? Would it be better to just suggest they come view the property first hand and just leave it at that?

I have my personal opinion (of course!!!), but would love to hear yours.

You would just think it cvommon place for agents to inspect the properties they are trying to sell. I would suggest it for sure. Anything you can do to help them sell the property!

I think there are ways of getting the point across with out seeming to be lecturing. Tell her you story about almost having a heart attack .. trow in the part about the bugs and she will get it

Hi Beth! That would have freaked me out for a minute or so. Yes, I would tell the listing agent. Some potential buyers are deathly afraid of bugs or critters and certainly wouldn't want a house if they thought it infested. No sense in losing a sale if it can be prevented.

absolutely let them know. I once had to tell a listing agent that my buyer bolted from her listing after seeing the 7 pet snakes in the master. I advised her that if she ever wanted to sell the snakes had to go, and she said it really never occured to her because she wasnt scared of snakes.

Agents and property managers need to check in to their vacant inventory once in a while.  I once entered a house in Arizona that must have had a thousand dead scorpions in it.  Obviously, no one had been there in a while.  As an AGENT, working in the BEST INTERESTS of the seller, I feel it is part of my fiduciary responsibility to check in on the house once in a while to make sure it has not been vandalized, there are no leaking pipes, the house is showable (no muddy footprints or dead bugs), etc.

Hey, Beth, and ewwww.....but you still haven't got me beat with the dead chicken :)  (Not sure if I've told you about that one, if not just ask).  I called the listing agent on this one, and she pretty much told me that that wasn't her problem.  She lived next door to the home, and STILL would not come take care of it.  A week later, I showed the home again and it was still there!

Just as bad as chasing and squishing a few bugs on the floor in heels before showing the home!!!!
