Going against a sizable inventory of similarly priced homes and strong competition from other comparable neighborhoods with new homes for sale(most notably, Jordan's Crossing, Wild Timber, Madison Ridge, and Grandview Cove), the short time on market and full sales price of these houses suggests appeal to a certain segment of the market.
With the two sales that averaged around $371,000 -- higher than the current average list price of $362,000 for homes for sale in Dogwood Trace, which range from $322,000 to $390,000 -- and the average list of the two homes under contract at an even higher $388,000, price pressure does not seem a problem. And, with only six homes on the market, excessive internal inventory likewise seems of little concern.
Overall, anyone looking for a home in this price range may want to include Dogwood Trace among their Pickens (or even North Cherokee) possibilities.
