Is Now a Good Time to Sell My House in RocklinYou may be wondering if NOW is a good time to sell your house in Rocklin.  Home values and inventory are certainly in a much better position than 1 to 2 years ago.  The housing market has definitely improved.  But is it only going up?  Here's the latest Rocklin real estate news to help you decide if now is a good time to sell:

Average Sales Price:  $395,000.  At $395,000, the average Rocklin home is selling for 25% more than 1 year ago.  That's definitely welcome news.  However, The average sales price in Rocklin has actually dipped down a bit in the last couple months.  The peak was in July 2013, when the average price was $422,000!

Average Days on the Market:  29 Days.  29 days to find a buyer for your Rocklin home is a moderately good number in my experience.  A few months ago, you could list a house, have one OPEN HOUSE, and get a couple good offers the same day.  We've slowed down a bit and it's taking a month to go into escrow.  Keep reading to find out WHY this is happening.

How Many Months of Inventory: 1.1 Month.  Again, this is a pretty solid number.  The amount of homes for sale in Rocklin (your competition) is up 57% since 1 year ago.  Even though it's a bit harder to find a buyer this year compared to last year, 1 month of inventory is a stable number.  You shouldn't have a problem standing out from the competition with a good listing strategy from an experienced Rocklin real estate agent.

The bottom line is, 6 months ago, you could sell your Rocklin home so quick it would make your head spin.  There was very little inventory for buyers to pick from, and simply MORE buyers.  A couple things happened, leading to a bit of a slowing market.  More Rocklin homeowners decided NOW is a good time to sell and but their home on the market at the same time.  Then, interest rates went up, just slightly, spooking some potential buyers who also felt like prices were climbing too high, too fast.  Finally, the market traditionally slows after a busy Spring/Summer selling peak.
