Thankfully in the end it is all going to work out, but we had an "Oh Crap" moment this week. And I feel some guilt in letting it happen because I didn't firmly suggest what I am about to suggest to every buyer in Georgia who is buying a foreclosure. USE YOUR OWN ATTORNEY to close.
When you purchase a foreclosure the bank/asset manager really want you to use their attorney. They lure you in by offering FREE title insurance. Pu-leez! By the time you pay the fees (which seem higher than customary) you're really paying for it yourself and you aren't getting your own representation if you are a cash buyer. It's SO NOT WORTH IT!
We have several local attorneys who are familiar with manufactured homes and how to handle the additional titles to manufactured homes. We have local attorneys who are familiar with all the Georgia Power rules and regulations on both lease, strip lease and fee simple properties that border the lake that Georgia Power owns. You aren't paying an arm and a leg for abstracts because they use local folks who do not have to travel.
Hiring local with attorneys that we've used before and know do a great job is the way to go. We're not suggesting it because WE get anything out of it. We're suggesting it because YOU get better service and at Lane Realty we're all about BETTER SERVICE.
