When I get to inspect homes no matter where they are, I always inspect the roof. This will mean I have to get up on the roof to get the better view than from the ground opr the eaves as many inspectors do or they don't inspect the roof at all.

There was issues with the roofing.
This is what I saw when I was inspecting this home.
On the rear patio area I yook this shot of what I knew was a roofing issue.
This damage was the result of a roof leak. Why did it leak? Inspecting the roof will give you the answers.
You can clearly see the issues at hand. This patio roof has only a 1.5:12 pitch In other words it's almost a flat roof. And there are shingles on it. Not the best combination of roofing designs.
Here is the culprit. This looks like an Uncle Bob job to me.
One major issues is that there is a swamp cooler that is on the peak of the home and you can see the water stains.
Now the rear patio needs to be completetly re roofed with a covering that is for a low pitched roof.
