Ok. So your thinking the market has not improved things are not moving. Why should I list my home? I am sure that is not the case for you because if you looked recently in Avon Lake, homes are selling and selling very fast. the graph below shows the current inventory in Avon Lake:
Note that the home inventory is at 48 days on the market right now which appears to be about the medium for the last 3 months. Sharp spike back in May was tied to one home with a long stay and latter price adjustment. This same graph shows list price to sale price at about 98% which is great because that is the number we had 11 years about before all the crashing.
Lets look at home values. Last year when I did a similiar post I quoted $92 -$108 a foot in an overall snap shot blending developments and sections of town. Doing the same formula this is what I have for this year.
We are now sitting at about $116 a square foot on that same blend of homes.
Wow what a difference one year can make in our town. If you need more information call me. But I have to tell you if you are sitting at that fence, hop off get plans together (which may mean calling your best/favorite realtor in the area) get that curb appeal and staging started. Our town growth in services, education, business/employment attraction is making us thee strongest community in Lorain County.
