Buyers beware getting a home inspected. Get references and a sample report.

When a buyer chooses a home inspection company. The buyers in most cases depend on the strengh of the agents recommendation for the inspection company.

In some cases this is a really good way to get the best in the business in your area to inspect your home.

But in other cases there are those inspection companies out there that simply go through the motions of

"Looking around"

Then end up issuing a handwritten report that says everything is fine.

Case in point: Home built in 2010, a 4-3 home and 3,000+ Square foot home.

The sellers presented the buyers agent with a copy of the report. Why did they do that?

Did they think that the report was going to get the buyers to forgo a home inspection?

When I got the call for the home inspection I was in an attic just around the block. But my schedual was full so I had to schedual the inspection for Saturday.

I don't know where to begin on this home. The home has a number of issues that could lead to an entire month of posting in the Rain.

Let's take a look at the attic and the issues found there.

Here we have an unfinised attic with missing insulation and I mean a lot of missing insulation.

This upper collar beam was not insulated at all. Nothing nada.

I know there has not been any work done in the attic since the home was built.

So why was this not caught by the local inspector. Then not found by the Home inspector that has a handwritten report?

It's simple as pie. They did'nt do their jobs correctly.

No it was not. The report was a two year old report. The owners said they have done nothing to the home. It showed.

A valid point. Most of the issues on a pre listing inspection should be taken care of. Then the way the second inspector inspects could determins other issues. Some good and some not so good.

Either wat always use a detailed inspector.

It all comes down to the training for the inspector. Many get it, then don't utilize it when inspecting. When there is no training then the inspector is free to condem any thing they want to.

The only break i give on my fee's is for new Realty offices who start to use my services. Then it's only for the first four inspections after that they should be comfortable with the way I inspect homes.

Looks like they would. But in many cases they rely on the word of the agent. Then if the agent likes the :CAKE: inspector. The buyers are in for a ruff time.

Many Realtors don't want the hassle of a exception letter. Then the negotiations and so on. If that is what you want then get the cake inspector I tell them. I'm going to call everything I see.
