We recently had buyers looking at properties. They stated from the beginning they were looking for a small tract of land with little maintenance since it would not be their primary residence. We had LOTS of homes on our list to show them that fit that category. Their "friends" however, do live here full time on Lake Sinclair had a different agenda and kept pushing and asking about homes in their neighborhood. We added some of those to the list.
The buyers liked a few things, the friends liked different things. Eventually the buyers pushed the friends out of the loop and came to our office without their friends. There were two on our original list that they wanted to re-visit and potentially make offers to purchase. But sadly they were both pending. While the friends had been saying "no, not that one" other buyers came along and snapped up those deals.
Homes with little or no yard maintenance do tend to sell much quicker than those with lots of grass to mow. When people come to the lake for weekends and vacations they don't want to spend the entire weekend doing yard work. The fortunate thing is that new properties are coming on the market all the time, so we now have a new "little maintenance" place to show those buyers. And between us we've decided they will tell their friends who already have a place at the lake AFTER they have purchased something. It's not that they don't like their friends, they really do, but their friends are NOT willing to cute the grass for them, so they've decided to leave them out of the loop until the deal is done.
