Have you ever wondered why a business would offer a discount or hand write a home inspection?  I know why Brokerages reduce their fees, they also reduce the amount of services they offer. There are way to many catagories they need to be checking!  The home inspector I recommend has a 25 to 30 page computerized report.

When a buyer chooses a home inspection company. The buyers in most cases depend on the strengh of the agents recommendation for the inspection company.

In some cases this is a really good way to get the best in the business in your area to inspect your home.

But in other cases there are those inspection companies out there that simply go through the motions of

"Looking around"

Then end up issuing a handwritten report that says everything is fine.

Case in point: Home built in 2010, a 4-3 home and 3,000+ Square foot home.

The sellers presented the buyers agent with a copy of the report. Why did they do that?

Did they think that the report was going to get the buyers to forgo a home inspection?

When I got the call for the home inspection I was in an attic just around the block. But my schedual was full so I had to schedual the inspection for Saturday.

I don't know where to begin on this home. The home has a number of issues that could lead to an entire month of posting in the Rain.

Here we have an unfinised attic with missing insulation and I mean a lot of missing insulation.

This upper collar beam was not insulated at all. Nothing nada.

I know there has not been any work done in the attic since the home was built.

So why was this not caught by the local inspector. Then not found by the Home inspector that has a handwritten report?

It's simple as pie. They did'nt do their jobs correctly.

How scary is that?  And the Sellers probably wasn't trying to cheat on information, they just wanted to save a couple of bucks.  Backfired...

You never know, it could be the builder that cut some coners. Remember the flood inside the front wall in that one home.  That was a builder that cut that corner.  So get an inspection, no matter who did it.
