My message box is filling up with calls from clients of other agents. The sellers of homes that I have showed are very persistent at trying to reach me for feedback. I recently wrote about  "Sellers are calling before I even get out of the driveway..." 

I've been a licensed Realtor(R) for over 12 years now, and involved with it for a lot longer then that in other aspects. This tough buyers market has changed the way these sellers are acting. Or maybe these sellers doubt that their agent is doing their job. The internet has made so much information so readily available to everyone, so maybe these sellers read something, somewhere that makes them think they are helping their case by making these calls. When, instead, this action makes them appear more desperate then they even probably are.  

I have taken the time to call the agents of these sellers to let them know what I can tell them about the showing and also, that their client has left me a message. So, is that agent not communicating with their client? If they are, then why is their client trying to get feedback from me? How, ethically, can I call these sellers back so that I don't appear to be rudely ignoring them?

I think it does show that the seller could be deperate, but it could be they are just excited and can't wait to see what someone thought. 

Today people want instant gratification.  I think agents need to let their agent do there job.  If they don't then get a new one.

If they are contacting you, then there is no ethical issue.  Start the conversation off with, "I am calling you back and this is in no way a solicitation for your listing."

Be of service! The rewards will come!

We get this from time to time...I normally call the other agent with the feedback and let them know their client contacted me out of courtesy to the other agent.  It is their job to convey it to their client that it doesn't look good.  Some sellers are just stubborn though and will do what they want.

i have just started having this myself.  Recently had a seller call me for feedback and I answered the phoen not knowing who it was, so couldn't dodge it and tell his agent.  I did let his agent know.  He got my number from the card I left to tell them I was there.

But later in the contract.... he calls me up again to ask about our inspection time and let me know up front about some issues he'd found out and was taking care of.  I tried to get him to refer the inquiries to his agent.... and called his agent right after. 

For me - it does reek of desperation and is a little queasy.  This guy was just a control freak though and refused to wait on return calls from his agent before taking matters into his hands. 

I agree with matt - be nice, return the call and make sure they know you are not soliciting.  Maybe when their listing expires though, they'll remember how nice you were?   Besides, if you end up writing a contract on their home, you don't want them already holding a grudge against you for not returning their calls?

Jeff, Thanks, I know people do not have patience, nor do they display confidence in their agent when they do this.

Matt, Thanks, I am not one to ever ignore people's calls, so this put me in an awkward position.

Jeremy, I think the sellers don't want to wait like some of the others have said??

Sheree, I agree, I don't like not returning the calls, it all is a little too awkward.
