Saturday night when we got home, my wife got out of the car so I could back up into our driveway, we park rather claose to a hedge we have there. While she was staning at the side of the car and I completed my "back in", opened the door, heard her let out a scream, I asked what it was and it was a frog.

Not a problem as we have lots of little, very tiny "tree frogs" about the size of a quarter, but this one as not one of those. I had to laugh at her though it had about a six inch long body and was so very fat. It must have found a cache of food. It couldn't even get back up over the curb so I helped it up. 

Like a "fixer" many people only see what was the obvious rather than what it could be.... okay, I tried. 

I don't ever see what is there when I look at a house. I saw one in SF Saturday that another consultant had completed. I had his write up but he was not approved with the lender they had changed to and had to get another consultant. 

As we walked through the home and I looked at the work write up, and read it aloud, it didn't take very long till I realized that the home was being prepared for the convenience of the consultant and not what the borrower wanted at all. Every room there was something where the client said something like "actually I wanted hardwood flooring" but it was not in my budget. "I wanted this wall to come out and open the area between the kitchen and the living room" but it wasn't in my budget." I kept hearing that over and over as we went from room to room when I finally heard what I felt was too much... when he said "the other consultant wouldn't let me use my contractor who I had known since childhood and was a good friend and a contractor". That did it for me.

The FHA 203k is all about the borrower... NO ONE ELSE, if you have a contractor and they are licensed in the state, I think you should use that contractor. Choosing the right contractor can be a challenge and it is all about trust. If you want a wall out and it can be done, do it. This is the client's house, not the consultant's house. Wow, I am going to sit down now and write this the way it should have been written in the first place, frog or no frog, this client is a prince and deserves his own castle. Let's make it about him and his family. BTW, the budget is actually pretty good.

Wow, I am shocked, although I shouldn't be.  I agree with Tom, it should be about the customer and their needs, not about the consultant.
