Why list it won't sell

As the market is flooded with homes, Sellers have a misconception with the large amounts of homes on the market they think why should we list our house it wont sell. I can say, I feel that it is not true. In this market you have forclosures that need so much work and some are priced way to high and lets face it they are not selling.

You have nice homes on the market that are priced to high and they are not selling. The other day a seller calls her house was listed with another agent. She asked would you come take a look at my house I'm not happy with the agent that I had and tell me why my house is not selling. The seller had the home staged, and a interior decorator decorate the home, The home was in great shape and in a great neigborhood. I told the seller you have a wonderful home but I feel it is priced out of market. I then showed her the comparable data that supported what I thought the price should be. I won't list my house at that price. What do you do. I told her well we will list the house again at your price but it won't sell. No matter what you do to house if it is priced out of market it won't sell. Buyers and Agents are smart they know when a house is priced to high. Bring the price down and it will sell

 Then you have houses that are priced right but what I consider "hard to show". These homes just need a little decluttering, cleaning up and they would sell.  Buyers have a hard time looking beyond the clutter to see the great possibilities of a home. Buyers have a hard to time looking around the mess. You want a buyer to walk through the house smoothly. Not stopping and looking at the mess.

Finally you have the homes that are priced right in good location, and "easy to show" those house are sold in a week. Houses do sell, If they are priced right , clean,  and good layout. Buyers like house that are ready to move into. Sellers do some cheap easy things to make that house sell. Paint, start packing get rid of some of the personal imprint. If you do the easy things it just might make your house sell a little faster .

Over-priced listings don't sell.  Houses do sell if they are priced right and marketed well.

Market Conditions: The ugly truth

The Market now consists of mostly Bank owned properties.  The banks are scrambling to rid themselves of this massive inventory.  Listing agents are presently allowed to list at whatever price they want and a lot of them are listing way below market value.  This doesn't mean the banks will take this low offer.  In fact I guarantee they won't.  Unscrupulous agents are doing this just to get offers in and scoop up buyers(new clients).  I am seeing multiple offers on REO's to be the norm right now, any where from 90 to 180 days or more for the banks to get back to the offerers. This sends a wave of unfounded panic to normal home sellers. Home sellers look at the comps and think they too have to list their homes at these undervalued prices thus losing precious equity unnecessarily.  I see that investors are buying these scenarios up like crazy!  Preying on unsuspecting homeowners is the biggest way to make money right now unfortunately.    Pacific Cove Realty & Loan

Very  true.  The trick is pricing the home right and staging it that it has lots of curb appeal.  I agree a home will sell very quickly if it is totally depersonalized and decluttered inside.

It is a real challenge for me to get these homeowners to see the importance of pricing right to start with. The smart ones do price right and do sell their homes!

Good post. It is the same in most markets. Houses priced right are selling.
