Buyers beware getting a home inspected. Get references, issues remain.

This is a mini series of a home that Desert Sun Home Inspections in Carlsbad, New Mexico inspected.

As with the previous posts. This home has a lot of issues.

None of which was listed in the inspection report by a previous inspector two years earlier.

Here we have a look at the attic again and the venting for the baths and the utility room exhaust venting. None of which was ran to the exterior of the home. Not even close. The fans were installed and never connected to any discharge piping or flex venting of any kind.

Unvented exhaust vent.

You can clearly see the exhaust vent at the base of the ladder.

2Nd bath vent not connected.

Here is a look at the second vent not being connected to anything. Then there was the third vent.

These were missed by the first inspector.

There are electrical issues in the attic as well.

Open junction boxes, plugs with no covers. Unboxed splices in electrical lines.

Then the biggie. There are lights in the attic for the furnace area. But there is not a switch for the lights. You have to plug then unplug the lights if you want to use the lights.

Splice in line in attic.

All the fans in the home were not connected to anything. Makes for an interesting inspection. And yes it will cause the sheet rock and the decking to expire before it's time.

There is nothing i can do. No state regulations for home inspectors. All I can do is my job the best way possible then the buyers and Realtors can make the call on the best inspection company to call.

I can believe it. I see this crap all the time when inspecting after the cake inspector. I even offer a discounted inspection if other buyers think they got short changed. I care that much.

Hi Wayne,

I have been told by Realtors they don't want a comprehensive inspection. This means they would have to follow up with a exception letter. that would mean extra work for them.

Is this not what they get paid to do?

This is a big issue here. There is no licensing for home inspectors. Anyone can start up with no experience or training at all.

This is probably why there are so many Cake inspectors around here.
