government shutdown and sacramento real estateThe main concern for many mortgage lenders in Sacramento about the government shutdown and the affect on Sacramento real estate has been centered on government-loan business such as FHA loans. The concern was whether a lender could obtain an FHA case number because, without an FHA case number, the mortgage lender can't order an appraisal, which pretty much would put the entire file on hold. However, even during a government shutdown, an FHA case number can be obtained for Sacramento home buyers.

Hi Roy: It's pretty much expected that the economy in Washington D.C. will suffer, but the affect of the government shutdown regarding the buying and selling of homes in Sacramento is a different story. I imagine San Diego real estate is different still.

If this goes on long enough, it could affect buyers employed by the government who are being furloughed and suffering pay cuts.  Here in Northern Virginia, most of our population is employed by the Federal government or government contractors.  I remember during the spring we had a mandatory furlough of air traffic controllers due to budget issues.  Thankfully, the ATC I represented in a purchase was a saver.  She had been putting money in the bank for years.  The income loss didn't affect her loan at all.  But savers aren't the norm these days.

Anyway, that's a Washington, DC area problem and really not likely to result in a crisis.  These guys on Capitol Hill are putting on a show.  This will be resolved by the end of the week.
