Don't Keep the Fact That You Are Writing an Offer a Secret!

I recently listed a home on a pretty lot with a pond but it needs some updating. The sellers priced it realistically and so we had a good number of showings in the first week, followed by an offer and acceptance a few days ago.

A few days ago there also was a showing. The feedback through the showing company was something like, "there is interest, buyers talking with family members about the amount of work it needs."

That is NOT the same thing as "there is interest and I will be writing an offer."

Everyone, including agents, buyers and sellers negotiate differently, depending upon the individual circumstances.  But if there is a home you really want, make it known, especially to your agent so that he or she can let the listing agent know, otherwise you are just someone who is "interested".

Put an offer in writing and submit it, otherwise, you got nothing!

There is nothing worse than getting a call from agent saying that they are going to submit an offer, and then they don't.  Put it in writing and submit it.  Period.

Jared, I didn't even think of that angle but you're right and then it creates angst for the seller and the buyer who actually did write an offer! BTW, thanks for the recommendation! I will reciprocate:)
