Going into the 4th Quarter - Whats your game plan? Every team has a game plan and every great team has a strategy that changes with the ebb and flo of the game. When it comes to the 4th quarter, the team that is better prepared more often than not comes out on top.

Does your game plan change with the ups and downs of the industry, or do you just keep doing the same old thing and expect different results (I believe there is correlation to insanity in there somewhere)? Maybe you don't even have a game plan, which would be more along the lines of the norm in real estate rather than the exception.

Perhaps you are one of the small percentage of agents that actually has a plan, and a backup plan and puts your plan into action every day when you go out into the field of play.

I like to give all of our agents a Game Plan, a strategy that is unique to the individual, a plan that really accentuates their personality, a plan that is "alive" and that can be tweaked daily to reach their goals.

A game plan is not a business plan, a business plan is something you put together when you are getting ready to open a business to show the banks that you are capable of repaying the loan you are asking for. A business plan will get put on the shelf and probably never looked at again.

But a game plan works backwards from the end goal to the daily steps to reach that goal, and has several options through-out the plan that can change as need be to arrive at your destination. A game plan tracks what is working and what is not working, a game plan is a 1-2 page document that can be looked at daily to see what steps are needed to accomplish today to reach your end goal.

A game plane takes into account your vision, your dreams, your personality, your unique characteristics, your behaviors, your strengths, your weaknesses, your habits and embellishes every thing that suits your game plan and tosses aside those that do not make sense. If you are not an extrovert, then you probably are not going to like cold-calling (I would personally never recommend anyone ever make a cold call).

Denver HuddleI am fortunate to live in Denver and witness first hand what a truly exceptional quarterback Peyton Manning is, could you imagine if the Denver Broncos had a game plan that did not incorporate his strengths as a field general. If you have been watching any football this year, specifically the Broncos you may have noticed that the game at halftime are typically still very much a football game, but by the end of the third quarter the opponent is on the ropes, down and out and begging for a little compassion. This is because the game plan that was first brought to the game was strong enough to make a game of it, but a few slight adjustments to the plan at halftime have totally taken the competition out of play.

So what is your game plan? Or do you even have one? If not it might be time to sit down with someone that can help and devise a plan that matches your strengths to your desires and puts you at the top of your game.

Good one John!  Let me add to "finding your niche" and make it unique comment.  If you can make it a niche that you personally really like and maybe even get a charge out of.

When I  worked as a mortgage guy I found a niche working with FSBO's.  I 'OWNED" this market in my area and loved helping these people.  My favorite part was referring the buyers and sellers I met in this work to my Realtors!

Hey one more thing John.  At age 53 I started playing ice hockey and what a blast!!   My golf game got better because of it too!!!

Great information thanks for sharing.  This time of year we encourage our new agents to develop a 15 month business plan.  Don't discount the last 3 months of this year.
