Typically a professional provides a service in exchange for payment in accordance with established protocols for licensing, ethics, procedures, standards of service and training/certification. A Real Estate Professional must take it upon themselves to learn and train; you must apply for a State license, take the required education and pass 2 separate exams. Once licensed as a professional and because you are a professional it is your responsibility to continually educate, train and practice real estate. It is the Real Estate Professional’s responsibility to always have the customer’s best interest at heart and protect the public. Real Estate Professionals that utilize the Realtor Logo are members of the National Association of Realtors. Real Estate Professionals are independent contractors who are expected to use skill, care and diligence and to protect the public. Most importantly Real Estate Professionals take an oath and swear to “Honor the Code of Ethics.”The Real Estate Professional offers buyer and seller services in exchange for compensation in accordance with National/State regulations that govern training/certification, licensing, ethics, standards of service and procedures. Three Advanced Listings Tips! Do you practice these?
When going on a listing presentation, do you use a pre-listing packet, meaning if you are first, leave it or if you are last, take the time and drop it off in advance. You have to stand out and keep yourself in front of the customer. No CMA in the pre- listing packet. Bring it to the actual listing presentation, when on the appointment include in your marketing proposal!
Remind yourself it is ok not to take a listing, don’t be concerned about your competition, they will not pay your bills besides let them list it first, when it becomes a need for the x-seller, they now know you are in business to sell houses . Do the right thing for yourself and before taking that un-saleable listing, do the math in your head of the money you stand to loose. Think about what you can do with the extra money that is being wasted on the un-saleable listing. Face it your services and resources are too valuable to waste, NEXT !For every one of them, there are 10 more waiting, well kept, priced just right and saleable, you just got to get out there and get them! There is always another customer around the corner….just talk about the business you are in.
Regardless of what type of lockbox you use, show the customer, demonstrate, explain the benefits, explain to the customer step by step how the showing process works.
