Home warranties are becoming more and more common with every transaction I’ve seen. More and more buyers and sellers are realizing the power of the home warranty. A home warranty is essentially the greatest protection you can give any buyer or seller when it comes to protecting their home through the buying and selling process. 

Home warranties come in all shapes and sizes. We’ve been seen each company shop each other to make the best deal possible for their clients. Home warranties will cover all appliances within the home. Based upon the home warranty package you choose it can also cover AC units, furnaces, duct work on the furnace, swimming pools, hot tubs, Jacuzzis, and much, much more. The standard package I make sure my clients get covers appliances, furnace, and the AC unit. 

Home warranties are ordered within days of the property going under contract. Some parts of the warranty package are only for the seller while they are selling the home to the buyer. Other parts of a package my only have coverage that works for the buyer after the home is sold and in the buyer’s possession. Every home warranty package and home warranty company work a little different. The reason the home warranty is ordered within days of going under contract is to ensure that if anything happens from start to finish of the contract the items within the warranty are covered. 

While there are many options for home warranty companies my team and I have a preferred home warranty company, 2-10 Home Warranties. They are fast, reliable, easy to get a hold of, have answers to just about any question and if they don’t they will get it for you, fun to work with, and offer some of the most competitive priced packages on the market. As I mentioned earlier the package we use for our clients covers appliances, AC unit, and furnace for $325 which can be paid for at closing instead of up front. The deductible is $75 and the warranty is good for a year. While I do encourage you to shop all home warranty companies we find 2-10 does a superior job compared to the competition. 

I just recently sold a home that I had put a home warranty on. Sure enough within three days of close my buyers call me and tell me the dishwasher isn’t working and they can’t figure out how. Since we had a home warranty in place she’ll pay the deductible and they’ll send out a technician to evaluate, repair, and or replace the dishwasher. Without the home warranty in place she’d have to replace the dishwasher out of pocket. 

It’s 2013 and technology is above and beyond where it was twenty or thirty years ago. Today appliances, furnaces, and AC units are not inexpensive. If you don’t want to shall money out of pocket you better have a home warranty on your home that has comprehensive coverage.
