Peaks Valleys Canyons Living in Fremont County
Often people ask me for “flat land” in the mountains. Really, this is rarely possible. Fremont County and much of Colorado, is not flat. The plains of Colorado have some flat land but the closer you get to the mountains the more likely you are to be on land that is rolling or has a slope. Should you move to Canon City? Florence? Penrose? Cotopaxi? Absolutely! But this isn’t for whimps who want a convenience store within 5 miles of the house, need to be “connected” all the time, who are going to give up over an inconvience or two. Most of us who live here love Fremont County - love it!
Peaks: Driving around Canon City and Fremont County you will see houses way up on the top of peaks. The views are no doubt worth the trouble of building and living up long difficult driveways. But the trouble will peaks is you will catch wind, wells are very deep if they can produce water at all and who is going to grade or shovel the driveway.
Valleys: In Valleys you will be no doubt be closer to well water and be out of the wind. But they are also prone to flash floods as we experienced September 2013. Depending on the size of the area you may feel slightly claustrophobic. In the upper Arkansas Valley, Canon City,Florence and Penrose most people don’t even realize they are in Valley.
Canyons: If you live back in a canyon you’ll experience many of the things mentioned above. Possible floods, most definately wind, and check with the local well drillers about the possibilities of good wells.
By the way: Peaks, Valleys and Canyons also interfere with internet and cell phone service. More and more people are asking if they can get these services with the property or house they are looking at. There isn’t much “flat land” in the Canon City, Penrose and Florence area. So where do you build? Decide to live? There are many factors to consider when moving or building. Keep the above advice in mind when looking for property. Some properties are going to be better than others. Contact a good Realtor who will ask these questions, knows the area, knows how to check which areas are going to be in flood zones, knows which areas are going to catch the winds and knows how to check the existing wells in the area.
