When called to check on the dry rot in a home or apartment, many are surprised at how quickly it happened. The truth is, it doesn’t happen quickly. Usually it hasn’t been detected in time.

This dry rot found in the corner boards of a Sacramento home is the result of years of moisture.

That's more like wet/dry rot!  And what you show there takes a very long time.  Years actually.  They should have caught that about when - 2008?

Bill & MaryAnn - The trim boards had been pulled off before I had arrived, there seemed to had been a little dry rot there also.

Jay - I really believe, based on some facts gathered, that this goes back to pre-2000. There appears to have been a lot of "band-aids" applied to the problem.

Michael - My concern now is that the structure is weakened. Stucco exterior has hidden the problem well and has been resurfaced at least once. I think some exploratory cutting is necessary here.

That must be real stucco because I am not sure how it has lasted all these years and still looks so intact.

Tom, that looks like an expensive repair.  I really hate water related issues in a home.  They seem to take on a life of their own.

Many of the homes built in the 70's in my area need the dry rot fixed. It is bad some times.

All of this can be avoided with a quick visual inspection of the outside. Just because you don't see it on a daily basis doesn't mean it's going to take care of itself.

Catch it early? You bet! I've seen this time and again, especially on porches. It seems too many clients wait until the entire structure has been compromised before attending to the problem.

That's a pretty significant looking example of dry rot damage which has been overlooked for quite some time.
