"I Just Want to Sell"

Every seller wants their home to sell. Some want it more badly than others. When I hear the words "I just want to sell", in my mind you're willing to do what it takes to get your home sold. You're eager and open to ideas on how to improve the showing of your home. But when I hear the words "But I'm not doing anything else to the house" , I have to question how much you just want to sell.

Generally speaking there are two types of sellers. There's the seller who lists their home "as is" and the seller who takes the advice of a their home stager and real estate agent. Both of these sellers "just want to sell" but one is more willing than the other.

The seller who takes the advice of a home stager realizes that their paint colors might turn off buyers, their furniture doesn't have the best layout or that the carpet should be removed to show off the hardwood floors underneath. And they're willing to fix these things to get their house sold quicker. Because they "just want to sell" and move on to the next phase in their lives.

The seller who says "I just want to sell", "but I'm not doing anything else to the house", think they're eager to sell, but they're not.  They too realize that their paint colors might turn off potential buyers, that the carpet should be removed to show off the hardwood underneath and maybe some furniture should be rearranged or replaced. Even though they say "we're done with this house", "it's too much", "we really just want to sell and move," they're not that eager. Because if they wanted to sell quicker, they would take the advice of a home stager and their real estate agent. They would do the minor improvements to increase traffic and increase their odds of selling.

The next time you find yourself saying "I just want to sell", ask yourself how badly? What are you willing to do to reach your goal? Are you willing to wait 4, 6 months, or even a year to sell because you don't want to do anything else to the house? The statement "I just want to sell" is not eager enough, action needs to be taken.

Suzanne, you are right on the money! I try to find the least expensive things for sellers to change, such as paint. Invest a little money to make a lot more ... and faster too.

Suzanne, I have heard those exact words and they mean, we are done. The buyer will have to take it as it sits. Not smart on their part.
