Kauai REO Changes from 10/1/2013 to 10/7/2013:

1.  Hookena at Puhi #407, Lihue. 3 bedroom 2 bath home. $244,000. MLS# 264875. Owned by First Hawaiian Bank. Sold for $244,000 CNV on 10/1/13.

2. Waipouli Beach Resort #B301, Coconut Coast, Kapaa. 2 bedroom 3 bath upgraded condo. MLS#265775 $395,000. Owned by Bank of Hawaii. Sold for $385,000 Cash on 10/1/2013.

3. In escrow: Off of Puu Road, Kalaheo. 3 houses in need of repair on a lot of 29,400 sq. ft.. Cash only offers. $250,000. MLS# 263272. Owned by RMS Residential Properties, LLC.

Kauai REO Upcoming:

1. Hale Lani Village at Puhi H-202. This is a 2 bedroom 1.5 bath condo owned by HUD. It should be listed this week. For updates go to www.hudhomestore.com. The property case number is 141-139053.

For the month of September their were only 2 closed REO transactions for the month of September 2013 versus 81 Total sales -or 2.5%. October will most likely have a higher percentage as we already have 2 closed REO transactions. It’s too unpredictable right now to tell what future Kauai Real Estate will take. What’s your opinion?
