Time and time again, we hear real estate agents state state the long familiar refrain -"it's all about price" when referring to the key to selling a listing.

The real estate agents that make this broad statement are sucessfull and experienced long time agents, that are surprisingly often hearing about staging for the first time from us, and decided from the onset of the conversation to unwisely and categorically close their minds to the possibility that staging is necessary, or a requirement in todays real estate market.

They say "It's all about price. Reduce it enough and it will sell eventually. It's all about price. I've been doing this long enough." is typically the followup sentence in these separate conversations. It begins to sound scripted after the first few such encounters.

As home stagers, we think different, and gently ask, "When all the homes are priced the same, how does price help?"

It is then that a small percentage of those real estate agents have the A-HA moment,and respond uniformly with "Ahhhh, now I get it, that's when home staging makes my listing look better and stand out from the others, and gets me more buyer visits, increasing the chances of my listing selling faster". It is a pleasant EUREKA moment for both of us.

Indeed, price is traditionally one of the most important factors in selling a property, but in todays market, with many equally priced properties on the market, the professionally staged property will always sell faster.

Buyers always want to buy the model home, and todays buyer is buying based on value (price and presentation), rather than on price alone. Value is a direct result of the property presentation, and home staging makes the best presentation.

Real estate agents, the real estate market has changed and change can be difficult to embrace, but home staging is being embraced by your peers. 

Don't get left behind,embrace the proven home staging selling advantage, and adapt your business. Don't go the way of the dinosaur - extinct

Pricing a home correctly certainly helps sell the home, but how it is in your clients best interest to keep lowering the price, when with a small investment in staging (probably lower than that price reduction), you will most likely get a higher offer?

Convincing realtors is certainly a factor.  But at the end of the day it is the seller who needs to be educated.  The more often sellers know the basic properties of staging and selling, the more this service will be deemed common practice and essential when capitalizing on a major investment.  Once that occurs, agents will need to comply in order to compete.

Getting that seller audience is the challenge.

I just staged a waterfront condo that had been on the market for a year, and within the week they had an offer, no price reduction...staging did it.

No matter what you're selling, whether it's Rolls Royces or Big Macs, it's all about value.

Realtors have the right idea, but the wrong word: take out price, bring in value!

This is the beauty of home staging, we bring out the value so that the price appears appropriate.  I staged a 'flipped' property eleven days ago.   It had been on the market for four months.  During that time there were price decreases. New Realtor + Staging + New Higher Price = First Bid in 11 Days.

You're soooooo right, the 'price' issue is such a dinosaur!

Akanke, of course we stagers know its NOT all about the price!  Proper pricing and staging go hand in hand.  REA's have not been quick to catch on however, and sellers apparently are not doing their homework.  Good post!

I had a coffee meeting with a Realtor i have partnered up with months ago, and he just casually mentioned in one of our conversations...."A price reduction is a lazy Realtors only answer" He kept on talking, and i had to say, wait wait wait. Say that again.

"A price reduction is a lazy Realtors only answer"

That stuck with me. I know he markets his listings, and he markets them hard, sheesh he has a stager as his partner...and he is doing great!
