It’s no secret that condo sales in Fairfield County CT have been on the upswing in 2013.

 

Overall in Shelton CT, condo sales increased 61% in the January-September 2013 timeframe as compared to the 2012 sales. ( 2012=75 sales; 2013=121 sales)

 

So how has the condo sale activity been at Aspetuck Village in the Huntington section of Shelton? 

It continues to draw buyers in to its lovely and well maintained community as evidenced by the statistics in this market report.  

It still proves itself to be a much sought after complex with its unique, non-‘cookie-cutter’ appeal incorporating 455 different styled and sized ranch and townhouse condos.

Buyers interested in becoming a condo owner at Aspetuck Village and owners thinking of selling need to be informed on the specific market there for making an offer or pricing a condo correctly.

 

Following is a comparison of SOLD condos from January – September in both 2012 and 2013 for comparison. 

 

 

 

As you can see, sales have increased substantially.  That’s a 110% increase!  List and sales averages and the median condo price have all gone up 2-3%.  The demand has been evident in a 32% DECREASE in days on the market. In some cases, there are buyers waiting to get into certain configurations on specific streets and views in the complex.

Yes, Joan. Condos overall have sold very well this year. Aspetuck continues to be a very popular complex in Shelton. I don't have current listings, but do have buyers who want particular units and can't get them.... yet!

Joe -- Yes, we have had some terrific condo business this year so far. Many downsizers have finally been able to sell their homes and get into a condo which makes up a large part of our good numbers overall.

Tom -- Positive is certainly good to report; but either way, buyers and sellers need market information in order to make good decisions. Have to know what the market is doing in order to make the right offer or price a condo correctly.
