Negotiating an offer can be SPOOKY!

After you have put your home on the market and you receive several offers, and you don't know what to do....it's TOO LATE to call a professional Realtor for help!!!

Realtor's are trained to help negotiate and take care of all transactions and details, whether you are a buying or selling a home. They are educated and trained and know more about contract law and guidelines, marketing and contract negotiation skills than the client.

It's hard to negotiate if you don't have the experience or skills and don't know what your rights are nor understand them.

Let the professionals do the hard work for you and don't get yourself into a position of panic and pulling out your hair!!!  There are many things to consider when accepting an offer on your home.

1) Is it a cash offer or will there be a loan  (How much of a down payment is being put down if there is a loan)

2) Are there seller concessions being requested?

3) Is it a FHA or VA loan? ( Many times with these loans the seller will have to pay some of the fees)

4) HOA fees and transfer fees, who is being asked to pay for these?

5) Appraisal fee, who is being asked to pay these fee's  (typically the buyer pays this)

6) Home Inspection Report ( Repairs can be very costly, these need to be negotiated)

These are just a few things that a Realtor will look at to help you make a better decision on what is the best offer to take and what will net you the most money and the safest offer to accept.

What if you didn't like something in the offer, do you know how to counter the offer to make it more suited for you?  Probably not, but a professional Realtor would, and it could save you a great amount of money in many cases.

Hire a Realtor to price, market and negotiate your deals. They are the professional, put them to work for you and don't get hung up on paying their commission. Many times your Realtor can and will save or get a better offer that will net you more money than you could of done on your home.

Great post!  There are so many variables and financially so much at risk.  I really don't understand why some people think they can do it themselves...   I would never attempt to represent myself in court or program an HTML-5 website - Yet it is SPOOKY to me why some buyers or sellers think they can do it themselves... Probably the same people who think duct tape is the answer to any home repair!

If sellers could read your blog they would probably rethink not using a Realtor to help them with the sale of their home. The process is complicated and most sellers would need the expertise of an experienced agent.

Sellers don't have any idea regarding the benefits of working with a real estate agent.  I think NAR should think about a campaign to educate the consumer of the benefits - in addition to just saying it's a good time to buy or sell!

Helping consumers understand what it is that real estate brokers can and do work with and help the buyers and sellers walk through in a negotiation of a contract is becoming more and more of a speciality.  Because data is online it does not mean it is accurate data and then how does that apply to someones personal situation.  Also, how do they take the emotion out of a negotatiion without the support of their agent?
