I Think They Got a Bad Deal!

That's what a contractor said to me about a house that my client is buying.  I took it as a direct insult in as much as heNosy may as well have said "I'm glad you're not my agent."  But I just let him talk.  Not only was it none of his business, he really didn't know what he was talking about and I wasn't about to discuss the buyers transaction with him.  After all, unless the buyers had an in depth discussion with the contractor regarding the terms of the contract, all he really knew was what he was being paid to do the work he was contracted to do and what else needed to be done with regard to his area of expertise (which by the way is not real estate).

I have known the buyers for a long time and I think that I know them well enough to say that they don't easily let people into their business.   That being said, I feel quite comfortable in saying that the contractor didn't know:

  1. The contract price on the house
  2. The comps for the area
  3. The total concessions that the seller contributed to the deal
  4. What was important to and how the buyers ranked priorities in the purchase of this property

Like I said, all he really knew was what he was there to do and how much it cost for his repairs.  Based on that, he determined that the buyers got a bad deal.

Sometimes it's just best to let people talk.  Particularly when we know that they don't know what they are talking about.

I love it when the home inspector becomes the general contractor while doing an inspection. Do your job and let the contractor do their job.

Respectfully, I disagree, especially when my expertise and character is being challenged. There is a difference in arguing with a person or putting them in their place with conviction and character, IMO.

Some contractors do know the market because they do a lot of spec work but so many more (most actually) don't know squat.  When I hear a contractor talk about the market, I try to pick up on his cues to find out if he really knows his stuff.  If not, it's in one ear and out the other.

Let them talk. Hopefully, not in front of your client. Usually neighbors love doing it. They magically know everything and have an opinion/judgment about everything:)

Exactly Jerry about the lose comments and nobody asked his opinion about the transaction.

I wholeheartedly agree Beth.  Ignore and move on. Anything else is just as pointless as their opinions.

Exactly Than.  I actually have some electrical work at my own house that I was considering him for.  I may or may not still use him.  I think he did a good job, but the unsolicited advice put a bad taste in my mouth.

Karen he is unlikely to get a referral out of me.  I definitely don't need him interfering in an area for which he has no expertise.

Trust me Evelyn, I have to work hard at it too.

Ya know Suzanne?  That's what really kills me when people do that.  They have no idea of the what has taken place and the discussions that have lead to informed decisions.  People kill me wanting to pretend to know everything.

Lanre the defects of the homes could have given your buyer some leverage on many levels.  He was out of bounds. His job was to point out and inform of any defects, explain what needs to take place and/or advice for the buyer to seek expert opinions from contractors who are experts in areas of the property defects.

Sonja I'm sure he has too.  I wonder how they handled it.

They buyers are the ones that count and speaking of the ones that count Joan, I had to remind the sellers agent that what she deemed important didn't matter, but the point of contention was about something that was important to the buyers.

Kelly I can just see myself walking away as he was talking.  I was determined to not be as rude as he was.  I am sure that my not contributing to the conversation was punishment enough.

That definitely would have been warranted Mike.  No question about it.

Sandy it's not wonder I still have a tongue to speak of considering how hard I was biting my tongue.

Gita there was a time when I would have heavily debated the uninformed party but I now know that the only thing they care about is hearing themselves talk like they know what they are talking about.

I know Lyn but whatcha gonna do?  This is one of those things that comes with the territory.

Fortunately Bill my clients had not arrived yet.  So I was thankful for that.  But after we were done, I made sure once again, that my buyer was satisfied and understood every aspect of what was going on.

Blaring is the word BLiz.  I was glad when the buyer showed up.  Their presence automatically put an end to his rattling on and on.

Rafi I wish you were in Alabama.

Kat I had to laugh at that.  It's ridiculously funny but oh so true.

Oh Richie believe me, I have had my fair share of these experiences.  Only difference is that I handle them a lot differently than I did in the beginning of my real estate career.

And Brenda I would so much rather exert my energy where it matters.

I respect that Kimo, but I didn't have anything to prove to him nor was he involved in the transaction so I felt it pointless.

Bryan this guy's only point of reference was a house that he once almost bought.  Need I say more?

Travis at least you had the wherewithal to recognize when you may have suffered from foot in mouth syndrome.

Fortunately Inna, I haven't had to deal with any neighbors like that.

All of those contractors, they are experts in real estate, don't ya know? wink.  Seriously, it is difficult to let them say whatever they want.  Even though they don't know what they are talking about.  You kept your cool much better than I might have on any given day!

Great post!  As long as the buyers are no where around, I would let him run his mouth.  For one thing, he has no right to stick his nose in you and your client's business.  After all, he has no clue on what is in the offer and who is paying for what.  I think when he opened his mouth, he not only inserted his foot, but his whole leg.  The only thing I would be certain of, is he would never get a recommendation from me.

The contactor, like many who are unlicensed and who do not work in our industry, obviously knows more than you or I do about the value of a house. This is especially true when you are the owner’s agent.
