I Think They Got a Bad Deal!
That's what a contractor said to me about a house that my client is buying. I took it as a direct insult in as much as he may as well have said "I'm glad you're not my agent." But I just let him talk. Not only was it none of his business, he really didn't know what he was talking about and I wasn't about to discuss the buyers transaction with him. After all, unless the buyers had an in depth discussion with the contractor regarding the terms of the contract, all he really knew was what he was being paid to do the work he was contracted to do and what else needed to be done with regard to his area of expertise (which by the way is not real estate).
I have known the buyers for a long time and I think that I know them well enough to say that they don't easily let people into their business. That being said, I feel quite comfortable in saying that the contractor didn't know:
- The contract price on the house
- The comps for the area
- The total concessions that the seller contributed to the deal
- What was important to and how the buyers ranked priorities in the purchase of this property
Like I said, all he really knew was what he was there to do and how much it cost for his repairs. Based on that, he determined that the buyers got a bad deal.
Sometimes it's just best to let people talk. Particularly when we know that they don't know what they are talking about.
