Average sold price: $725,000

The luxury home market is strong in Woodbridge VA.  Prices are holding firm, and days on market are under 70 days.  The most active segment of the luxury homes market is under $1Million; Homes priced over $1Million take longer to sell, and the spread between list price and sold price is $10,000 - $25,000.

Average list price: $238,087
Average sold price: $249,900

You can see that the average SOLD price is over $11,000 ABOVE the average list price.  This is a particularly hot segment of the market.  Multiple bids on properties are common.  Escalation Clauses are commonly in use.

The condo and townhouse market above $300,000 is the only segment of the market that is soft and slow to sell right now.  Sellers of townhouses and condos above $300,000 are typically taking offers below list price, or paying all of the buyer's closing costs.

The real estate market is improving for sellers in the Woodbridge VA area.  We are nowhere near the sky-high property values we saw in 2006; We're closer to 2003 prices.  So if you bought your house prior to 2003, you should have equity.
