End Unit Townhouse in Centreville's Centre Ridge--SOLD!

It is always a great feeling when a former client refers a friend to me for help to buy or sell.  In late May (2013) I was contacted by a young couple, referred to me by a former Short Sale Seller.  I met with them and we talked over the home buying process from qualifying to a loan, house hunting, making offers and coordinating the move out from their apartment.  The lease was up in October and there were looking to get a head start on the This end unit townhouse in Centre Ridge sold for $350,000 on October 15, 2013.process.  A smart move in what has been a strong seller's market in Northern Virginia.

Once these Buyers found out what they were qualified to buy, I set up an automatic listing search for them.  It is a simple email, direct from our MLS, that sends listings that meet whatever search parameters were set up.  They took some time to drive through the neighborhoods in Centreville and Chantilly where most of the listings were coming up.  Moving from Annandale they had little idea of what existed west of the beltway.  Driving through neighborhoods is a great way to get familiar with an area. 

After about six or seven weekend trips out to look at homes, and losing out on two homes (one to inaction, and one to a better offer,) these Buyers were ready to act when they found this end unit in Centre Ridge on September 22nd.  It was listed for $349,900 and had been on the market for thirty-nine days.  After running comps, my Buyers made an offer, and after some negotiations a deal was struck.

Despite the government shut down on October 1st, their loan was cleared to close early.  That's the value of a local and experienced loan officer.  We had originally intended on settling on October 25th, but this deal settled on October 15th for $350,000.  The Sellers agreed to provide $8,000 in closing cost help to the Buyers, and paid for a one year home warranty.

Scott:  I love referrals.  And Short Sale Sellers are among the happiest clients when their sales close.

Elizabeth:  In counter, the Sellers were only willing to do $5,000.  We'd asked for $10,000.  But when the Buyers sat down with the lender and ran the numbers, we simply went back and told them there was no deal if they couldn't come up because the Buyers needed it. Though I will say, $1,000 of it was negotiated later in the deal in lieu of a home inspection repair.
