If you are purchasing a townhome in the Danbury area, I always recommend having a licensed home inspector come to the unit and do a home inspection. The purchase is one of your largest investments, and you should know what you are getting yourself into besides the things that we see as we tour the house.
Home inspectors that I recommend looking at the common areas, such as the siding and roof. They look at the furnace, cooling unit (if applicable), electrical panel, applicanes, plumbing, plumbing fixtures, hot water heater, garage, attic, electrical outlets, the fireplace and the finishes the property. They can find items that may need repair and point out an safery issues. Dependinng on the issues, you may be able to go back to the homeowner and renegogiate.
Just like a single family home, I would recommend that you ask the inspector to perform a radon test. If you decide to waive a home inspection, just because it's just a condo, you would effectivly purchasing the home as-is and there may be problems you would find and have to address once you move in.
