INVENTORY UP AND SALES DOWN IN FULLERTON CA

Real estate listings hit an 18 month high, with the number of homes for sale in Fullerton, California jumping 11.7% between August and September 2013. And, although inventory is nowhere near the level experienced during the foreclosure crisis, Fullerton CA real estate listings did increase more than 58% on a year to year basis. This is due, in part, to the recent decrease in affordability; Interest rates and prices climbed higher, leaving some buyers unable to qualify for a home in Fullerton, which had been a favorite with first time buyers over the past several years. The spike in listings can also be attributed to the annual lull that we experience at the end of the summer buying season, as well as a surge in Fullerton homeowners that have regained lost equity, and either want or need to sell their property.

In September 2013, pending home sales fell 7.5% in Fullerton, California, on a month to month basis, and by 41% year over year. These drops were a direct reflection of the low inventory of homes for sale in Fullerton, in the past few months. However, we may begin to see pending real estate sales figures increase, as the low inventory trend appears to be reversing.

In September 2013, Fullerton real estate sales fell 33.1% month over month, and nearly 12% when compared to one year earlier. A decline in real estate sales is common between August and September of each year. However, the yearly drop is most likely the result of rising home prices and interest rates.
