Month of Sept. 2013 – The volume of sales was off 35% compared to one year ago. This has only happened one other time this year, but certainly not in the double digit range experienced this month. There can be no denying that the home buying market in Sun City Texas took a break. Average sales prices still posted big gains of 16.8%, but we are beginning to see some reductions on homes where the owners want it sold quickly. There are 43 pending or contingent re-sales on the books, so October will be strong!
Year To Date Sept. 2013 – Despite the unexpectedly soft month of unit sales in September, the year to date numbers still look strong with 365 units sold so far this year, a 16.6% increase from prior year. Average selling prices are up 9.7% to $232,520. It will remain to be seen if Septembers’ performance is just a blip, or a signal the market will settle down at the current price levels. Stay tuned.
