I looked up the mls for real estate activity in Solebury township in August 2013.

I looked for residential listings sold in August . This does not include homes not listed, commercial and multi units . It is deemed to be correct but subject to errors and omissions.

There were 28 homes that settled in August 2013.

The average original list price was $ 750,304

The average last list price was $738,450

The average sale price was $703,629

Highest sale price was $2,200,000

The lowest sale price was $ 220,000

The average days the homes were marketed was 271

The average settled price to original list price ratio is 93.51

The average settled price to last list price ratio is 95.74%

The homes were priced high and sellers had to reduce price as seen from ratios.
