TOP 5 THINGS BUYERS LOOK FOR IN A HOME IN SANTA CRUZ

I have helped many people purchase homes in Santa Cruz over the years, everyone from first time home buyers, investors, second home buyers, ocean front homes, to fix and flip clients.  It is a lot of fun showing homes and trying to find the right fit for a home buyer.  When I first meet with a buyer I ask them to write down the top 5 things that they are looking for in a home.  This always varies slightly but most people are looking for the same things when buying a home.

When looking to buy a home in Santa Cruz, there are some specific things that buyers can look for that may not apply to other areas.  For example, a walk to the beach location or a location that is not socked in with fog for the whole summer, or a property with redwood trees but not too close to the home. 

The top 5 things that I have found that buyers look for in a home in Santa Cruz are:

1) Location - of course!  In real estate it is all about location and Santa Cruz home buyers are no different.  Buyers in Santa Cruz want a walk to beach location, or a location in a specific school district or close to shopping and close to work.  Many people that live in Santa Cruz commute 'over the hill' to Silicon Valley location like San Jose, Palo Alto, so location like Westside Santa Cruz or Scotts Valley are better for those looking for Santa Cruz commute homes

2) Size matters!  For some families there is no way they can make a 2 bedroom home with no garage work, so # of bedrooms and storage is important

3) Lot features and size - many home buyers want room for a garden, BBQ area, space for the dogs & kids, plenty of sun or not too close to a neighbors home.

4) Features in a home like extra storage, master suite, single level, low maintenance, garage, walk in closets, designer kitchen, gas stove, office area, ocean view, lots of parking,  fast internet access, cell phone reception.

5)  A Good Deal!  Who doesn't want a good deal?  The price must be right to get many buyers off the fence and in the past few years it has been.  For several years Santa Cruz homes for sale were selling for a bargain and many people who thought they could never buy a home in Santa Cruz were able to.  It is so much fun helping buyers realize their dreams in Santa Cruz.  Home prices in Santa Cruz have gone up this year - but they are still lower than they were and interest rates are still very attractive and that does make a big difference.
