The Right Way to Hold an Open House

Home for Sale in Wichita Falls TXAs I was at the home I held open Sunday afternoon, arriving early and awaiting the first visitor, I thought of why this open house event was already a success even before the first visitor arrived.

First. this event was leveraged as an opportunity to market the house for sale again.  The marketing consisted of several aspects.

1) This gave me an opportunity to go door to door again in the neighborhood inviting the neighbors.  I've already been through the neighborhood when the house first listed.  And, this is actually the third time since listing the house I've gone through the neighborhood.  This time, I was able to connect with 65 people, and left flyers at the door of many other homes.

2) Utilized Social Media with Facebook and Google+ to spread the word among contacts.

3) Invited business owners from my contacts at the Chamber of Commerce to come and spread the word among their employees and clients giving even more exposure to the event.

4) Placed 20 signs through out neighborhood at 6:00 this morning so neighbors would see signs this morning as they go to church.

These are some of the steps to make a successful open house.  We cannot control who actually comes to an event, however we can control our efforts and preparation.  Even if no one came to the open house event, using it as a leveraging event to get the word out about the house for sale making this home top of mind of neighbors and other personal contacts so that they remember this house among all the others on the market when someone they know mentions looking to move, is priceless.
