Home Staging is often misunderstood. The term is often associated with television shows that portray complete makeovers that involve major alterations and new furnishings. Although that is a form of Home Staging, it's not the only form of Home Staging.
My New Hampshire Home Staging business specializes in owner occupied properties. Most often I am working with sellers who are on a tight budget....major improvements and rental furniture are not always an option. Using what's at hand to create a more appealing listing can be challenging, but it's rewarding.
It's all a matter of repurposing, regrouping, and elimination. I can usually find enough within the home to work with. Sometimes fresh paint may be suggested, or some small purchases like bedding and/or towels. Whenever possible, I use what's available in the home.
Here are some before & after pictures from a recent owner-occupied Home Staging consult:
The "before" pictures were taken after a considerable amount of furniture and stuff had been removed. In most cases there is still room for improvement after a seller's best attempt at creating "show ready" condition.
Dining Room: Most of the glassware in the cabinet was removed and prepacked. A new centerpiece was created for the table. The end chairs were removed to create more space.
Master Bedroom: Bedspread was replaced with another the seller owned. Some furniture was removed and some was repositioned. Rug was removed.
Living Room: Removed one of the chairs and one of the floor lamps. Repurposed and repositioned accessories.
Whether it's a high-end vacant property in need of furnishing or an owner-occupied property in need of a budget makeover....
Home Staging is simply PREPARATION and PRESENTATION of a PRODUCT.
