     The weather has been perfect and the NH Real Estate Market continues to improve.

      Residential home sales in New Hampshire saw a Year over year increase in September, outpacing September 2012 by 12.8 percent, while the median price of those homes was up by 9.9 percent for the month as well.

     There were 1,419 residential sales in the month, compared with 1,230 from a year ago. With a median price of $210,000 (compared with $191,000 in September 2012), it added up to a 19.3 percent increase in overall September sales volume, meaning the total dollars exchanged in those  transactions.

     Year-to-date, the numbers in 2013 continue to be on the upswing as well. For the first nine months combined, compared to 2012, closed sales are up 12.8 percent, the median price is ahead by 9.9 percent, and the sales volume saw an 19.3 percent increase. The average days on the market for sold homes through September, has declined by 12.9 percent, from an average of 116 days JanuarySeptember 2012 to 101 days for the same period in 2013. Pending sales increased 5.1percent from a year ago and is at 10.9 percent year-to-date.

     The months supply, which measures the number of months it would take to sell off the current inventory of homes at the current pace of sales, dropped 22.2 percent – from 13.5 months in September 2012 to 10.5 in September 2013.

     Condominium sales in New Hampshire continued to improve in September, ahead by 21.1 percent in closed sales, 10.5 percent in median price, and 37.5 percent in sales volume. Year-to-date, those numbers are 17.8 percent, 8 percent and 25.6 percent, respectively.

    The months supply for condominums dropped 33.6 percent (from 12.2 months in 2012 to 8.1 months in 2013).

    I remain cautiously optimistic that the housing market will continue on the road to recovery.

Tim -- I don't know how we are almost at the end of October.  It seems that the summer just flew by this year!
