What is a TOD and where can you find one in Denver? A TOD is a Transit Oriented Development and they are springing up all along the light rail through-out metro Denver, among other cities. They are typically a combined living/shopping space within walking distance to light rail transportation to make green living a reality.
Living in a TOD, you really can get by without having a car. You can walk to shopping and oftentimes night life and entertainment centers thrive within these communities. They come in a variety of sizes and home-styles from studio apartments to golf villas and have as many price ranges as styles.
Prices usually start in the upper $100K's and easily climb over $1M for a penthouse with city and mountain views. A typical TOD will offer shopping on the first level of most communities and residence above the shopping centers. Some of the larger communities like Vallagio in South East Denver at Inverness feature, Condos, Flats, Row Houses and Golf Villas, several restaurants, liquor stores and golf course.
The clientele that finds themselves living in a TOD is as diverse as the homes themselves, many Baby-Boomers love them for the convenience and low-maintenance lifestyles they offer. Many young couples like the idea of a turn-key home that they can spend more time doing the things they love, meeting friends for dinner, taking in a play or a sporting event and not having to take up their weekend raking leaves, or fixing sprinklers or mowing the lawn.
The Landmark just a couple miles north of Vallagio on I-25 is located in the heart of the Denver Tech Center and features Comedy Clubs, theaters, shopping, restaurants and hi-rise luxury residences. Many of the owners of TOD's choose the location because their work life is also convenient to light rail. They can leave the driving to someone else while they catch up on email, last minute agendas or whatever they need to prepare for the day, not too mention taking one more stresser out of their hands. NO RUSH HOUR DRIVING!
As I look out my DTC office window I can see at least four TOD's in Greenwood Village. This type of living is making a big and much needed dent in the marketplace, the homes are in high demand and communities are very well thought out.
