When a Realtor Forgets to Practice What She Preaches

 
Priding myself on keeping my clients, present and past, informed on home maintenance is a mainstay of my jobseptic filter.  From the roof to the basement, electrical, heating and plumbing, extra tips and facts are always shared by this coastal RI real estate agent.  It is part of my job in Rhode Island real estate because well informed clients reflect better on me I feel.
 
So lo and behold the other day when I was using my downstairs washer ( I have 2 sets now that my upstairs bath was re-done) water started pouring out of the intake to the septic drain.  What?!  Bucket under it and call made to the plumber.  I was sure some plumbing was done incorrectly. Ha!  My lack of attention to my septic was the culprit.  Too busy to take care of my own business and no chart reminder to tell me that I was overdue for the septic filter clean out.
 
In RI, many homes have septic systems and the newer ones have a septic filter that must be removed and cleaned every 6-12 months (depending upon the number of people in a house).  It is not that easy a process, you need to remove one of the tank covers, then extend a long hook contraption down the hole to pull the filter out of the tank and then clean it with a hose.  Since it took the septic man to convince me that was it was the septic filter issue, I had him clean it and pump the tank at the same time.
 
In southern RI, most towns require that the septic be pumped every 2-3 years and I was just about at the end of the time line.  So here is a case in point where Realtors have to eat mud pie because I should be doing what I practice and preach to all my clients.  An electronic reminder is now set for next year so this never happens again.  Some clients remove their filters permanently because they do not want to be bothered by this cleaning process.  However, I am here to tell you that according to our RI Department of Environmental Management, these filters are expected to prolong the life of a septic considerably.  It is a wise practice.  Know if you have a filter next time you have your septic pumped and just be more vigilant than I have been.

We have a septic but I have never heard of a septic filter.  I will call our Health Department to see if these are common or required here.  Thanks for the heads up.

Ginny, Septic tanks are tricky and knowing who to call is the secret of keeping them healthy in my area. There is nothing worse that sewer/septic back up into the house. What a mess.

Great post.  I am having a septic problem with one of my listings right now.  It sold over a year ago and we bought a warranty to cover the septic.  Now, a year later, the buyer of the property want a $10,000 fee for replacing the system.  This is just so wrong...

Thanks for sharing.  I don't know a whole lot about septic systems but this is good to know.  My in laws own rural property equipped with a septic tank.  I hope they maintain their septic system.

Great job with your post. Most of the septic systems that fail wouldn't if they were maintained and cleaned on a regular basis.
