Health care providers are flocking to get a piece of the retail space pie. Numerous tenants are looking for different sizes, locations and pricing to offer to their current and future patients with affordable Monroe commercial real estate. They want retail space. Health care ranging from dental and vision, phsyical therapy, kidney and urgent care offices are flocking to this new trend almost daily.

Why are health providers looking for retail space?

Two factors are playing a large portion in this new trend: The passing of the Affordable Care Act (Obamacare) in which millions of newly-insured consumers will have medical health care, as well as the aging baby boomer generation will need more care in closer locations.

By January 2014, most of the American population will be required to have medical insurance and in 2015, employers that have offices featuring over 50+ employees must have health care benefits as part of their job packages. Overall, this newly passed Obamacare will give approximately 30 million Americans helath insurance, or almost 10 percent of the actual population. Monroe commercial real estate is already seeing the side effects on this passing with health providers looking to rent out empty space nearly where any shopping center is located.

Take a look at that graph for a second. The average of Americans over the age of 60 is steadily increasing in percentage, noting that most health care providers will be able to have a numerous amount of patients in the near future looking for health care. As this number increases, so does the number of new health care doctors looking for commercial real estate space. From the National Center of Health Statistics, Americans who are considered to be older spend approximately 12.2% of their money on health care visits, medicine and procedures. This is nearly double of that spent by the average American.

Once this new act is officially in play in January of 2014, expect the amount of empty for sale commercial real estate properties to start receiving health care provider tennants. This will be a great increase the commercial real estate industry in Monroe!
