"Buyers Market" Still Hasn't Sunk In Yet

This is not news to any REALTORS but it seems as though the general public still isn't grasping this yet.  I know that their listing agents are telling them that we are in a buyers market but they don't want to listen.

What part of the country are you from?  Are you seeing the same thing or is it only in Hawaii?

I am still finding sellers that will not give credits to buyers EVEN IF the buyers agree to a higher purchase price in order to get the rebate!  The appraisal at the higher price would go through without a hitch!

Some of these just baffle me beyond belief such as a single family priced appropriately, days on market 138 but the sellers did not want to increase price by 5k and give a 10k credit.  Okay, so they would be getting 5k less than listing price but did they really think they were getting a full price offer anyway especially after 138 days?  To make matters worse, they were going to net well over 130k from the sale! 

My buyers decided to back out and reject their last counter offer because they were being so greedy.

What was the reason the seller's agent gave you?

I have seen some of these offers where the buyers agent is asking for a higher price than can appraise and a credit back.

Randy,  The reason was because the sellers had a set amount that they "Knew" they wanted to net from the sale and they refused to deviate from it.  Believe me, their agent was on our side but couldn't get through to her sellers.

we are seeing similar things in Sothern Ca. but most sellers know that the market has majorly shifted over the past 6 months. It has gone from above asking with multiple offers to sitting for upto 6 months overnight. we are seing most sellers understand the market has changed but are still holding out for close to asking price.

Same here Dan and thats what prompted me to write the blog.  Some of these sellers must not really want to sell because they are sticking firm with obviously over inflated prices and are still refusing to give any credits let alone lower their price.  And they wonder why their DOM just keeps increasing with no offers?????
