Price

No matter what you read nationally, or locally, your price still has to be right in order to sell. We can advise you on what our local real estate market is showing as a competitive price for your home. If you want to sell fast, you need to price it right. There is no way around it!

Appraisal

Most homes today are financed by a lender who is going to require an appraisal to determine the true current value of your home. A buyer can offer you any amount for your home, including way above the list price. And you can accept that offer. But unless it’s an all-cash offer (which is rare), the transaction relies on an appraisal of the home indicating what the home is truly worth and whether the offered price is in line with that. If the offer price turns out to be substantially above the appraisal, your deal is unlikely to close/settle.

Condition

You’ve heard it before and you’ll hear it again. You need to clean and de-clutter to make your home look move-in ready. You’re moving, so start packing things and take them to a storage facility or neatly pack things in your garage or basement. Whatever you do, make your home show like a model home and hire a home stager, or look to homes magazines and online sources to do it yourself.
