 THAT RIGHT IT'S SPRING AT PLACES WITH WINTER EMPLOYMENT, You beach property brokers know what is happening next, our employees will be coming your way and breaking leases fast than hearts. Every spring we have the midnight move-outs, and in many cases the Girlfriends that signed the lease is who we end up seeking damages from. One very nice girl moves in, in say November, followed by boy-friends with dogs, and a penchant for collecting stickers (which go of the fridge, dinning room table etc..) and beer bottle pyramids. I vow every year to have dad sign the lease but these young people are of the age of consent and landlords give them the benefit of the doubt. You would guess once bitten twice shy and for the most part the MAJORITY are nice kids but every couple of years we are in court looking for a wage attachment, or judgement for eviction when the winter employees get fired and try to live out the season for free. My advice is get ready they're coming your way next good luck and call me if they use me as a reference..

Steve - I have to say I haven't heard of that problem here in Park City, but it sounds like good advice for landlords.

Your rents are probably high enough to keep the cheap-eeze, out of town. Years ago I lived in Eagle Vail and three of us shared a one bedroom (I got the couch) and we basically worked for rent and beer 30 years ago. It's tough to be young and find a rental in a resort town.

Mike, HELP!!!  They are headed my way!

Most of our seasonal workers get monthly or (even better) weekly leases.  We expect them to leave in the fall with the visitors.  Dont worry, we will send them back soon enough!

 We have more local workers now, with many of the green card people having a harder time getting work visaa.

Well< I have heard of that problem even in NON-RESORT towns.  Part of doing business.
