Starting  late in October I build my listing inventory and continue into  November and December.  Many sellers are encouraged to wait until after the New Year.

Why encourage people who need to sell to list now and not wait?

Serious buyers and agents with qualified clients are out looking during the holiday season... even during chilly, cold and rainy days.

 

If Your Home Is Not On The Market

It's Not Going To Sell.

 

Listing at this time gives a jump start to all those properties coming on after the first of the year. The right time to sell is when the seller needs to sell. There is no magic date...we all know that.

 The best time to sell is when you are ready to sell.

Homes sell in every season and buyers purchase in every season.

Some sellers are encouraged to take their home off the market during November and December with the idea that homes are not going to sell.

There are many people who have time off  at year end and this is the only time for them to buy.

Many agents also want this time for family and take vacations and start again after the January 1st. With fewer agents working and lower inventory... listings have a less competition.

In my experience if buyers are looking at this time of year, they are pretty serious. This holds true of buyers looking in the evening or in inclement weather.

Margaret, I just don't get it why people stop thinking about selling or buying during holiday season! Most reasons for which people buy and sell still 'happen' during this period, too!

I love that you specifically are building home inventory now and not encouraging sellers to wait until after the holidays.  The holiday time is a busy time often for home buyers to be shopping.

I totally agree. The serious buyers are the one going out around the holidays to look at homes. I never tell my sellers to wait, I always tell them to get their house on the market when they have it ready to be shown, even if that's November or December.

Margaret  I sell as many properties in the winter as any other time.  Vacant land sells in the summer when vacationers are dreaming about building something for retirement.  People move 12 months out of the year.  Great blog.  Enjoy the day

Buyers are still out there looking even during the holidays. Fewer homes means less competitiion, so get it listed!

Hi Margaret --- if you can't see/show it, you can't sell it.  Who wouldn't want less competition for those buyers who are out and about during the holiday season.   Talk about motivated buyers.

Margaret, I know every market is different and every agent works at a different pace, one of my busiest period is actually during the holiday season. Perhaps it's because many take this time off?? You're so right, homes sell in every season, if it's not on the market, it's a lost opportunity.

Reblogged with this caption....I have two and maybe three new listings coming down the pike to go on the market soon. Why wait? The buyers are not restrained by certain months. Right now during the Holidays, the serious buyers are shopping. So serious Sellers need to be on the marketm too, to be ready for the offer!
