Los Angeles, CA - Muir Terrace Monterey Hills Condos for Sale and Market Update
This is an update of Muir Terrace condos for sale and a market update for this Monterey Hills complex as of October 26, 2013(information per our local multiple listing service).
Built in 1982, the single level condos at Muir Terrace consist of a variety of floor plans ranging from one bedroom/one bath with approximately 750 square feet to two bedrooms/den/two baths and up to approximately 1350 square feet.
With its mature and lush landscaping, there’s definitely a resort-like feel to Muir Terrace which features a pool, spa, sauna, fitness center and a meeting room. 
The Monterey Hills setting provides hillside, poolside or city light views. The professionally managed Muir Terrace condominium complex has two lobbies, two elevators and subterranean resident parking and a guest parking area. The complex completed exterior re-painting in 2013. Most units feature in-unit laundry connections and there are multiple community laundry facilities on each floor as well.
There are currently two Muir Terrace condominiums for sale as of the date of this report. Both are two bedroom/two baths with approximately 1011 square feet 
priced at $339,000 and $349,000. There is a two bedroom unit in escrow as well. In 2013 year-to-date, there have been four closed transactions ranging in price from $251,000 to $340,000 with an average sales price of $286,500(median $277,500). Each of the MLS-reported sales in 2013 have sold in excess of the last list price they were offered for a 105.5% sales price versus last list price average. The dollars per square foot currently stands at a comparably very affordable $275.00.
There were no sales at Muir Terrace reported in 2012.
Monterey Hills offers a collection of nearly 1800 condominiums, townhomes and one single family development in nearly 20 different complexes. The desirable hillside location is at once highly convenient despite being somewhat of a secret for home buyers looking for affordable prices. Easy access to transportation including multiple freeways and two Gold Line light rail stations underscore one of Monterey Hill’s many features which make it so desirable.
