Detached Style Homes

The median price of homes in Naperville remained rose slightly in January, going from $574,800 in December to $585,000 in January. However, the average price of homes sold during the month of January fell significantly from $467,700 in November to $415,000 - largely erasing the gains seen in December. The number of homes on the market rose in January from nearly a 1 year low of of 979 to 1,031 - further indication of an early spring market. During the same month, the number of homes sold in Naperville dropped fairly sharply from 90 in December to 65. Despite this, the supply of inventory actually dropped during January from 9.6 months to 8.2 while average days on the market also fell from 74 to 68.

Attached Style Homes

The median price of homes on the market in Naperville rose slightly during the month of January, from $223,000 in December to $224,900. Likewise, the average price of homes sold during the month of January also rose slightly to $217,750 from a December median of $214,000. Again - the converging market price and sales prices signal good things for market health in Naperville. As was the case with detatched style homes, the number of attached styles homes on the market rose during the month of January, from 407 units to 440. However, the number of homes sold during the past month also dropped from 46 to 39 - a new two-year low. Despite the rising number of homes on the market and lower sales in January, the market posted an overall reduction in inventory from 8.5 months in December to an adjusted 5.3 months in January.
