Online videos have become more and more powerful with new SEO rules that Google has implemented over the years. I wrote about the power of Google's newest algorithm here. As REALTORS® we are constantly striving to market ourselves in order to build our client base. If a picture says a thousand words then imagine what a video does. Lets face it, potential clients in the real estate market generally look at pictures first and it's nice pictures that will get them to call you.
A video of the property gives them the perception that they're in the property touring it, without actually being there. Short of them actually visiting the house, there's no better way for them to experience it. Remember when virtual tours first came out, people were amazed that they could control what they saw. In today's modern digital age an agent who knows anything about social media knows that it's all about sharing, be it on Twitter, Facebook, Craigslist. A full motion, narrated video showing a property lets people know that you're utilizing the latest technology to market property in order to get maximum exposure. It's all about enhancing your market strategy and differentiating yourself right!
Check out this great video an agent did on her website by using YouTube (I don't know her and I'm not promoting her, but stumbled across her great marketing strategy). Notice the entire video is only 2 minutes 26 seconds long, and she probably shot it all herself by using a camera on a tripod then edited it on her own. You can buy Finalcut pro from Apple for about $200 and its the best investment you'll make for film grade quality editing.
Her video had all the items a client would want, location, number of bedrooms and bathrooms, amenities and then take a look at how many likes she got from people on Facebook. The entire video probably took her an hour to shoot and another hour to edit, and the pay off is huge.
