I read a posting this evening that was from a Home Inspector that was asking "What Realtors would like in a Home Inspector"  One thing that popped into my head right away was a Home Inspector that can talk to the buyer and not scare them to death. 

I had a home inspector the other day while walking through the house looking for things all the while talking to my clients.  This guy had no people skills - by the time he got done, I was actually scared to be in the house. 

Now don't get me wrong - I want my home inspector to find everything he can, and I want him to note them to my / our clients.  But if it is not a big thing don't make it into one.  Outlet missing its cover is a $0.80 fix - not a huge shock hazard that could kill your pets or children. 

We all know these little things can add up and be the end of a deal.  I want a Home Inspector that can talk to my/our clients.

I'm with you, I want my home inspector to know how to put things into perspective for Buyers. I, too, want my inspector to point out everything that s/he finds - but to let my clients know if it's going to be something that will hurt them - or if it's a minor thing.

Vincent:  I'm with you!  I have a fabulous home inspector (who actually has several other fab inspectors that work for/with him as well) who don't alarm my clients and who explain things so that the Buyer understands that it isn't something alarming!  That is a huge part of the transaction and when your inspector stinks, your chances of the deal falling through are multiplied 10-fold!

Howdy Vincent

I can say thatI have nver scared a Home Buyer or a Real Estate Agent

at any Home Inspection that I've done.

A missing outlet cover can be a hazard.

Mr. and Mrs. Home Buyer I would put

a cover on that outlet.

That is really all that needs to be said.

Where do all these scary inspectors come from?  Who is training them like this?  What is their background?  I keep hearing stories about them.  How do they stay in business?  Vincent, as you can see I have more questions than answers for you.  But, there are great inspectors out there----keep looking until you find one.  I think asking other really good agents who the really good inspectors are would be a good place to start.

I have found that, no matter what the people skills, sometimes it's the way the buyer hears it.  A great example of this is when my husband was ill.  We would both go to his doc's apppointments and I would come out with a positive point of view, he would come out convinced he was dying....and we'd both heard the same thing.

First time homebuyers are particularly vulnerbale to this.   I always let them know, at least a few times before the home inspections, that "The home inspector is here to give you a lifespan of the different systems in your house, and catch any problems that may need immediate assistance.  But most of what you will hear is regarding the lifespan of your home.  Don't panic.  Everything in your house has a lifespan.  The water heater will die, the furnance will have issues...you know the drill.  It's just his job to give you the overall picture of condition of the property before you move forward with your purchase."

Chris, you bring up great points.  There are simply some buyers that will panic no mater how much you prep them.  Great idea for the agent to start the prep before the inspection.
