I made a huge mistake when I chose a company to host my website.  This posting is designed to stop you from making the same mistake I made. 

When I chose my website provider - I called and talked to about a dozen different providers - Well I decided on Z-57.  A couple of other agents in the office where using them and they stated that they didn't have any problems, so I made the decision. 

Well after using them for about a year now with a little success - I got a lead last night that came in on my site at 6:18 p.m.  (this sounds like a good thing) well Z-57's program is designed to send me a text message along with an email.  Well guess what - No email or text message.  Well at 9:29 p.m. I finally got the lead.  

Well to say the least I was a little upset when I found out what time the potential client had sent the inquiry.  Today I called the company to see what happened - I felt like they where trying to blame me for what had happened.  I actually talked to a rep today that stated that if she was the client that she would have been happy to get a call the following day.  I laughed at her, and told her to close my account.

Again, I post this to A/R tonight to warn all of you of this company and to see if any of you believe that any potential client would be willing to wait 15 to 20 hours for a call back. 

WOULD LIKE TO SEE A LOT OF RESPONSES - GOING TO TRY AND SEND THIS TO THEM WITH THE RESPONSES TOMORROW.

I had signed up with them for a brief time too.  They promised a customized, personalized site.  What I got instead, was a basic template site that didn't look any better then what I already had.  I felt their advertising was very misleading.

Your response to a seller or buyer needs to be ASAP not 15-20 + hours later.  I don't blame you , I would get someone else too. Time IS money. You lose customers if you don't respond immediately, they just go on to the next agent. Z-57 is costing you business.  Get your own web designer.

Not familiar with them but that's WAAAAAAAAAAAAAAAAAAY to long between when the client tried to contact you and when you actually got the message.  Maybe in some other types of business, that would be fine but not ours.

Do they possibly sell your leads to other people too?  That Is why I hate to deal with any 3rd party lead generators.  If you have leads being generated from your website host and they are not directing them to you then I would fire them too!

Not to be devil's advocate or anything, but since about 85% of my business is from internet leads, I feel comfortable saying that leads that come in from the internet after "normal corporate world business hours" are fine with getting a follow up the next day.  However, I also have something in place that as soon as the lead comes in, an email goes out immediately so a phone call doesn't have to.  Maybe you want to switch to my provider?  Let me know...

I use an A La Mode site, which is 400 bucks a year, it gets me leads to my balckberry within minutes...My Point 2 Agent site does the same thing for zero, even though I anticipate it will eventually start charging...it also gets me my leads very quickly..I have closed several deals off both sites, so it is important to get back quickly....I can tell you that at least 5 of them worked with me because I WAS FIRST to get back with them, and then you have to keep them committed to you..but if you wait 12 hours..might as well wait 12 weeks........it over by then....Best wishes dude

If part of the agreement was to immediately forward the leads, I would say you do have a problem. I would provide them with proof of time, via the email and see what happens...Most internet leads expect a call within the hour, or they are off to the "next" one.  The time the lead came in to them was the perfect time to call, not when they sent it to you. That is far too late. I would see what type of forwarding system they are using...if you don't want to cancel, maybe they would give you some sort of credit. Best of luck!

The assumption now days is that when a client leaves you a request on your website that you would be contacted almost immediately not the next day.  That is why we now all have phones with texting capabilities.  By the next day the potential client will have forgotten what they inquired about or will have inquired about so many properties that someone else will have gotten to them first.

85% of my business is Internet, and has been for over 10 years now!  I write for http://www.realtrytimes.com/ and I speak nationally on Internet marketing.  I am know nationally for my abilities!  That was the wrong answer to give you!  I design a lot of real estate websites, and helped a lot of companies to design products that work!  You cannot follow up on an Internet lead the following day!  It is too late!

I prefer to have my own sites and plug in an IDX site.  In Atlanta I use http://www.listingware.com/ but they are not in the Virginia area.  There is another company that I had develop a very successful site for me in Virginia (I have a Virginia brokers license) by www.ewebengine.com  our site is www.mlsofvirginia.com.  This is something I personally like and chose after exhaustive research!  What I like is the drip email response system!

If it's acceptable to respond the next day, then why would you pay for a site that claims to send you an immediate text message and an e-mail. If I had gotten that kind of response from tech support I would have chewed them out! They would have wished they had never met me!

A lot can happen in 15 to 20 hours, like the buyer could find another agent whose response time is better. Or like an agent who is paying for a service could find a better service provider.

You should  reply almost immediately but the truth is it usually dosent matter because most realestae agents are idiots.... Im working with a  New York client (Im in Florida) that registered on my website and several others and they sent emails to several more that didnt have a lead capture function on their websites....I was the only one that responded. These clients have purchased 2 300k homes with me so far and they will be here in April to shop for a third. I dont understand why an agent would have a website and not respond to the leads it generates

I get the greatest pleasure when i call a lead and they are still on my site

Companies like this prey on the non-tech savy realtor. I would be willing to bet that their primary clientel is 1. Brand new agents who don't know any better   or   2. Old timers who are grasping at straws to join the internet push.

Any thoughts?
