There comes a time in your life when you recognise the choice in front of you. It's one you have seen before. Sometimes it's disguised as a slightly different version of the choice, but you have seen this dilemma before.

What do you do?? Do you just blindly move ahead and try to navigate the situation a bit differently this time?

After all, we are now wiser, more advanced and greater skills at our disposal. It shouldn't be this hard. If there were a red hot poker sticking out of the fireplace we wouldn't try it one more time. We would know the thing would burn us no matter what.

Certain situations in Real Estate come at us on a regular basis. We have seen them before. They ate our lunch. They kicked our butt. And yet when a friend or family member comes along we bend our rules.

  • When a referral  comes along for a Relocation Client that has to sell right away. You take the listing anyway at the sellers way of thinking,and suddenly you are walking down a familiar path. You are spending money to market a home that won't sell. You are taking crap from a seller who wants to place the blame on you that the home is not selling. Finally, you start the price drop game, always behind the market. 
  • An advertising salesperson comes along and makes you feel like you will be missing out on the greatest deal in the world if you don't take that wonderful world changing full page ad. What kind of Realtor will you be if you don't run these ads...The choice between normal basic needs or another month of non productive advertising...
  • A buyer who won't sign and agree to a buyers agreement is looking at home after home, on your unpaid time, on your gas... The "buyer" now wants to start looking in another section of town, this time they now want a completely different set of criteria....You have all this time invested already..do you dare stop now?
  • You are in the final stages of a home sale and the negotiations are getting close..suddenly, the buyer and the seller are looking at you to make up the difference out of your commission....Here we go again..

We often encounter many of these dilemmas and recognise them early on..Those of us who have seen these problems again and again need to agree to stand up early, gather our courage...And Proudly say NO, I DON'T OPERATE THIS WAY.  A rose is a rose is a rose. So is a thorn.We knowthe difference... Experience has shown us that we should learn from our past.

                Its time we just stood up, stand our ground and Avoid the known problems. Act Professional and we will stop most of these issues from ever becoming problems again just by saying NO up front!

Mike, I just say " I don't do that".  After that I just keep moving forward.  Saying no gives you more power than you think!

Too many agents are afraid to say no because they worry that the next deal won't come along.  But, why put good money after bad in a situation where the house won't sell and it will only cause you grief and high blood pressure.

Hey June, how right you are!!!As I did my taxes this year this difference in my return from last year is all the motivation I needed. WOrking on deals that will sell, and not having the big ad budget made a considerable difference while the rest of this area was going in the toilet..PS. many of the homes and Properties I turned down, no thank you, are still on the market..and I see  them in the glossy mags, psot cards, ect....Good homes, priced below the market, does not need all that additional marketing..just my two cents!!
