10 Questions to Ask When Investing in LAND-Asheville Style

No matter where you invest in LAND- it makes sense to ask the following questions. If you talk with me about LAND Asheville-Style- there are any number of other questions to ask , as well. And we will have a great time exploring those questions and the LAND in and around the mountains-- especially if you are a "boomerr" with a notion to build on a parcel such as that seen below.

10 QUESTIONS TO ASK WHEN INVESTING IN LAND

1. Has the land been surveyed?
A proper survey is critical to any land purchase.  Ask for a copy of the land survey early in the process, and be sure it includes an exact identity of all lot corners and survey pin locations.  When you walk the land with a proper survey in hand, you’ll know exactly where the lot lines and access points are located for the specific lot you’re considering.

2. Are there protective covenants in place?  What are they?
Make sure to ask what protections are in place for the land.  Protective covenants outline what can be done with the land that surrounds the homesite you’re considering.  In essence, covenants prevent others from harming your views or the natural habitat surrounding your homesite.  If maintaining the environment is important to you, the protections can be a big help in maintain the quality and value of your property.

3. How is water supplied?
Water supplies vary greatly.  Find out if you have to provide your own well or water supply, or if you can tap into a city/county/township supply.

4. Is there physical access to the land?
Be sure the land has good access to it with roads that have adequate clearance and support for contractor vehicles.

5. Is there legal access to the land?
Does the property that you are considering have legal access?  A road that crosses a neighbor’s lot with the promise that “they’re fine with you using the road” should not be viewed as acceptable.  Assure yourself that the easements allow clear, legal access to the land.

6. Who maintains the roads?
Find out who is responsible for maintaining upkeep of the roads that lead to the land.  Some roads are maintained by counties, others are maintained by private landowners.  Be sure to ask who is responsible for your road.  If it’s the property owners or an association, make sure you understand what you and your neighbors will be responsible for.

7. Is the land approved for a septic system?
Cost for a septic system can vary depending on soil type.  Be sure soil test have been run in the area to determine the composition of the soil, and find out what type of septic system can be put on the lot that you are considering.  Make sure you’re able to install a septic system that meets your needs and passes local and state regulations.  Also be sure to find out whom to contact for information about building a septic system.

8. Are you able to build on the property?
Make sure that you are able to build a residence and install a septic system and well on the lot that you are buying.  If you plan to build, request a guarantee of buildability from the seller before buying.

9. Is the title clear?
The title insurance policy includes information about the property that can be critical to making a purchase decision, such as whether there are any liens, easements, or restrictions on the property.  A clear title also confirms that the selling party has a clear and legal right to sell it.  Always ask if title insurance is provided before entering into the purchase process.  This can also help you avoid significant, unforeseen delays or complications at closing, or potential loss of value.

10. Is power available?
Ask if and where power is available.  Does it come to your property line or stop before it reaches it?  Many people find out after the purchase that the cost of routing power to their land is extremely expensive.  If you require power, ensure it’s there before you buy, or know in advance the cost to buy it.
